The IMF’s Global House Price Index has inched back up to its level before the Global Financial Crisis (GFC). Does this reflect overvaluations in many countries and is another synchronized correction in the cards? The presentation will discuss similarities and differences in housing markets between the pre-GFC and post-GFC periods, including the increasing importance of studying sub-national (city-level developments). The presentation will also touch on the ‘glocalization’ of housing markets—the confluence of local factors (supply constraints, regulations and zoning) and global trends (role of foreign investors; impact of migration; development of internet-based markets such as Airbnb).

Buying or selling a home is fraught with uncertainty and friction. An emerging class of institutional platforms is promising to ease the challenges, providing speed, certainty and control for customers. How big is the opportunity and are they here to stay? How do these companies price the homes and set fees? We will discuss what happens as these platforms mature and are able to provide reliable liquidity in an illiquid market.

High demand for walkability and the need for more affordable options are leading many cities and developers to think outside our current housing box.
